Where should a first-time home buyer start?
Start with rent vs buy — it checks whether buying beats renting and investing the same money, using the rental yield in your own locality rather than a rule of thumb. If it does, run the home loan eligibility calculator to find the price bracket a bank will actually fund on your salary. Then use the true cost calculator to see the full cash you need including stamp duty and registration, which no loan covers.
How much cash do I need to buy a ₹60 lakh home?
Roughly ₹18–22 lakh. The bank funds up to 80% of a ₹60 lakh property, so ₹12 lakh is the down payment. On top of that you pay stamp duty and registration of about ₹3–4 lakh depending on the state, plus brokerage, legal and technical fees, society corpus and interiors — none of which a home loan funds.
What is the difference between the two sections on this site?

Is it a good time to buy property in India right now?
Nobody honestly knows, and anyone who tells you confidently is selling something. What you can control is your own maths: how long you will stay, the rental yield in your locality, whether the EMI stays under 40% of your income, and whether you have the cash for the charges. If those four work, timing matters far less than people think. If they don't, no market condition rescues the deal.
