How much EMI is safe?
There is no regulator-set universal safe percentage. A practical household rule is to keep total mandatory debt payments comfortably below net monthly income and test whether the budget survives higher rates, job interruption and major expenses. Lender eligibility is a credit decision—not proof that the EMI is affordable for you.
Use three ratios
- Home EMI ratio: proposed home-loan EMI divided by monthly take-home income.
- Total debt ratio: all EMIs and mandatory debt payments divided by take-home income.
- Post-EMI surplus: income left after EMIs, essential living costs, insurance and goal contributions.
Illustration: on ₹1,00,000 take-home income, a ₹35,000 home EMI is 35%. If car and personal-loan payments add ₹15,000, total debt service becomes 50%. The second figure better reflects pressure. This is an illustration, not a recommendation.
Stress-test before borrowing
- Recalculate EMI or tenure if the floating rate rises by 2 percentage points.
- Check whether six months of essential expenses and EMIs are available separately.
- Include maintenance, property tax, insurance, commuting and repairs.
- Do not use bonuses or uncertain rent as necessary monthly income.
- Allow for maternity, education, medical and elder-care costs.
Lower EMI is not always cheaper
A longer tenure can reduce monthly EMI but increase total interest. Compare the amortisation schedule, benchmark and reset terms, spread, prepayment conditions, processing charges and insurance—not just the advertised rate.
Affordability checklist
Keep emergency money after the down payment, protect essential insurance, avoid simultaneous unsecured loans, and preserve retirement or other critical goals. Choose a property budget from the safe EMI—not an EMI from the maximum property price.
