What is an encumbrance certificate?
An EC or registration search summarises specified registered transactions affecting a property for the searched period and jurisdiction. It can reveal registered sale, mortgage, release or other instruments, depending on the state system.
What it may not show
- Unregistered agreements or possession claims.
- Every court, revenue or family dispute.
- Some lender charges or delayed filings.
- Building violations, land-use problems or unpaid dues.
- Transactions outside the chosen period or wrong property description.
How to use it
Search the correct sub-registrar, period and identifiers; compare every entry with the title chain; obtain releases for closed mortgages; and combine EC with court, land, authority, tax and CERSAI-related checks as applicable.
